Preventive Maintenance Air Conditioning
Agreement includes the following at minimum:
We start by sending you a fully capable serviceman, not a clean and
check technician. Fully capable servicemen have a minimum of
5 years experience, continuing education and a proven track record.
We do not use the less qualified clean and check technicians.
• Inspect filter
• Check blower belt tension and adjust
• Inspect blower wheel and clean if necessary
• Inspect blower motor and oil if applicable
• Inspect condensate drain line and clean appropriately
• Inspect all wiring and relays
• Inspect condenser fan motor and blade -
oil if applicable
• Check crankcase heater for proper operation
• Clean condenser coil and condenser drain openings
with water or compressed air
• Inspect thermostat
• Cycle air conditioning unit
• Check for voltage drops across relays
• Check amperage of blower motor, condenser motor
and compressor
• Install guages and check for adequate refrigerant
charge using superheat or sub-cooling method
• Check temperature drop across indoor coil to insure
proper air flow (cleaning of indoor coil will be an
additional charge upon approval)
• Give a written report and recommendations of system

Preventive Maintenance Forced Air Heating
Agreement includes the following at minimum:
We start by sending you a fully capable serviceman, not a clean and
check technician. Fully capable servicemen have a minimum of
5 years experience, continuing education and a proven track record.
We do not use the less qualified clean and check technicians.
• Inspect filter
• Check blower belt tension and adjust
• Inspect blower wheel and clean if necessary
• Inspect blower motor and oil if applicable
• Remove burners, pilot assembly or flame sensor
for cleaning
• Inspect heat exchanger for possible cracks or rusting
(excessive flaking or soot cleaned at an additional
charge upon approval)
• Inspect combustion blower motor and oil if applicable
• Inspect all wiring, relays, integrated control boards
• Inspect thermostat
• Cycle heating system
• Check for proper exhaust of flue gas
• Check for proper voltage
• Check amp draw of blower motor and combustion
blower
• Check for proper burner operation
• Check flame signal or millivolt reading
• Check temperature rise to insure within manufacturer
specifications and proper air flow (cleaning of
evaporator coil or adjustments to ductwork will be
additional charge upon approval)
• Check safety circuit to insure safe operation
• Check near gas line for leaks
• Give a written report and recommendations of system
Note: Condensing furnaces (90%)
• All of the above PLUS:
• Flush condensate trap
• Inspect exhaust and intake piping if easily accessible
• Confirm condensate drainage during operation

Preventive Maintenance Boiler
Agreement includes the following at minimum:
We start by sending you a fully capable serviceman, not a clean and
check technician. Fully capable servicemen have a minimum of
5 years experience, continuing education and a proven track record.
We do not use the less qualified clean and check technicians.
• Inspect pressure/temperature guage
• Inspect expansion tank and confirm air cushion.
Drain if necessary
• Inspect pump to incude bearing assembly, coupler,
motor and motor mounts. Oil if applicable
• Remove reducing valve screen and clean
• Confirm reducing valve is operable
• Remove burners and pilot assembly or flame sensor
for cleaning
• Inspect heat exchanger for water leaks and rusting
(excessive rusting or soot cleaned at an additional
charge upon approval)
• Inspect near piping for water leaks
• Inspect thermostat
• Cycle heating system
• Check for proper exhaust of flue gas
• Inspect controls and wiring
• Check for proper voltage
• Check amp draw of water pump
• Check for proper burner operation
• Check millivolt reading or flame signal
• Test electrical circuit to insure safe operation
• Check and test water operating temperature
• Give a written report and recommendations of system
